Rebuilding your home with confidence using an organized, time-tested approach

1. DEPOSIT

A $5000 deposit is used to reserve your home’s rebuilding in Gen 3’s scheduling and determine the majority of options, modifications, and pricing.  

2. CONTRACT SIGNING

Once the initial design and pricing changes have been determined, a Purchase Agreement (contract) with Gen 3 Homes, LLC is signed and $15,000 earnest money is due, in addition to the $5000 paid at time of deposit.

3. FINANCING

You will most likely be working with your insurance company for paying for the construction progress of you home.  Gen 3 will work with your insurance company to be sure all concerns are addressed to ensure a smooth process during construction.  A schedule or pre-determined payments during construction will be derived and specified in the Purchase Agreement.

4. DESIGN

After contract signing and during the process of finalizing financing with your insurance company, Gen 3 will be developing the final design of your new home, reflecting the design modifications you requested in the purchase agreement.  Additional modifications desired after contract signing will be agreed to using our Additional Work Authorization form.  Once the building permit is applied for $15,000 additional earnest money is due.

5. SELECTIONS

Prior to commencing construction, a series of meetings will occur leading to you making all final decisions regarding cabinetry, interior and exterior colors, finishes, flooring, and lighting.  Gen 3 Homes provides a professional interior designer to assist you with your selections.

6. PRECONSTRUCTION CONFERENCE

Prior to the start of construction, you will meet with a Gen 3 representative to review your design. At this final review meeting, all design issues along with color and finish selections will be completed with no further changes allowed, financing will be secured, and the balance of 10% of purchase price earnest money is due.  

7. CONSTRUCTION PROCESS

After the final design meeting, we will prepare for starting construction.  Once the permit is issued, excavation will begin shortly thereafter.  The actual construction time will be approximately 8 months from the date of excavation.

8. FINAL INSPECTION

Upon completion of your new Gen 3 home, a final inspection will be made by you and the Gen 3 Homes warranty coordinator.  If any items are in need of attention, they will be noted at this walk-thru.  Most, if not all, of the items from this inspection will be completed prior to closing, approximately a week later.

9. CLOSING AND BEYOND

Upon closing, you will join the many satisfied Gen 3 Homes, llc homeowners. This is due, in part, to the fact that we will not forget you after closing.  Also, our third-party warranty administration ensures that your concerns will be dealt with quickly and professionally.
